A Location Permit is an administrative document which is issued pursuant to the Spatial Planning and Building Act and any subsequent regulations that accord to this Act, as well as spatial planning documents and special regulations.
A Main Design Certificate and a Building Permit are required prior to the start of construction. These documents determine whether the Main or Preliminary Design have been prepared in accordance with the requisite regulations and conditions for construction of a building in a specific location and whether they meet the requisite conditions for construction. Buildings which have a (gross) construction area exceeding 400 m2, buildings which are to be used exclusively for agricultural purposes whose (gross) construction area exceeds 600 m2 and buildings constructed for other purposes (for which there is no interest within the Republic of Croatia) – require a Main Design Certificate.
An Operation Permit will be issued upon completion of construction and the facilities cannot be used before the competent authority issues the Operation Permit and before the investor submits the Supervisory Engineer’s Report on the structure completion to the body which issued the Building Requirements Decision.
